Roofs and chimneys

To report a repair:

What is the problem?

Roof leaking

Which room is water coming into?

Do you think it is coming from a tank in the attic?

Is it a flat roof? Are any tiles or slates loose or broken?

Are electrical fittings getting wet? If so, turn off the electricity at the consumer unit. See Resetting a trip switch.

Are there any connected problems?

Is the building more than two storeys high? Scaffolding may be needed.

Roof tiles or slates loose or broken

Where on the roof is the problem?

How many tiles or slates are affected? Is it likely that any will fall?

What type are they?

Is the building more than two storeys high? Scaffolding may be needed.

Flat or corrugated roof damaged

How did this happen? If it is criminal damage, report it to the police.

Is the roof on the house, garage, shed or store? If a garage is separate from the house, give the exact address. You are responsible for the roofs of your own sheds.

Is it corrugated or flat? Check the drawings.

Chimney stack or pot loose, broken or crumbling

Is the chimney stack shared with another property?

What is the problem, for example, is the pot loose, cowl broken or stack crumbling?

Is the building more than two storeys high? Scaffolding may be needed.

Smoke or fumes coming into a room

Do you have a gas, oil or solid-fuel (wood or coal) fire?

If gas, is there a smell of gas? See Smell of gas in Heating and hot water.

If you use a wood or coal fire, has the chimney been swept? You are responsible for getting this done at least once a year.

Other problems with roofs or chimneys

What is the problem? Do you know what is causing it?

Is it causing any other problems or damage?
